You can donate real estate to support the Alzheimer's Association while possibly unlocking significant tax benefits. Whether it's your current home, a rental or vacation house, farmland or commercial property, giving real estate allows you to make a substantial impact without affecting your cash flow.
The Alzheimer's Association exists to create a world without Alzheimer's and all other dementia. To achieve our vision, all gifts of personal property, like real estate, are sold to fund our mission.

Benefits of giving real estate
- Avoid capital gains tax on highly appreciated property.
- Receive a charitable income tax deduction for the fair market value.
- Remove unused property from your portfolio and save taxes.
- Make a transformational gift without impacting your cash flow.
Ways to give real estate
There are several ways to structure a real estate gift:
- Outright gift. A current home, rental property, land or commercial property can be donated to the Alzheimer's Association. This provides the maximum tax deduction and removes the property from your estate.
- Retained life estate. Donate your home but retain the right to live in it for life. You may receive an immediate tax deduction while continuing to enjoy your property.
- Charitable remainder trust (CRT). Place the property in a CRT, which sells it tax-free and provides income to you or loved ones for life or a term of years. The remainder will help the Alzheimer's Association fund vital and life-changing research, care and support in the future.
- Charitable gift annuity (CGA) from real estate. Convert appreciated property, such as a home, farm, rental property or commercial building into a charitable deduction and a fixed, lifelong income stream.
