    Giving Through Real Estate

You can donate real estate to support the Alzheimer's Association while possibly unlocking significant tax benefits. Whether it's your current home, a rental or vacation house, farmland or commercial property, giving real estate allows you to make a substantial impact without affecting your cash flow.

The Alzheimer's Association exists to create a world without Alzheimer's and all other dementia. To achieve our vision, all gifts of personal property, like real estate, are sold to fund our mission.

    Please note

It is important that you first discuss your gift intentions of real estate with our planned giving team to ensure we can accept it and understand how we may handle and liquidate your gift.

    Benefits of giving real estate

    • Avoid capital gains tax on highly appreciated property.
    • Receive a charitable income tax deduction for the fair market value.
    • Remove unused property from your portfolio and save taxes.
    • Make a transformational gift without impacting your cash flow.

    Ways to give real estate

There are several ways to structure a real estate gift:

    • Outright gift. A current home, rental property, land or commercial property can be donated to the Alzheimer's Association. This provides the maximum tax deduction and removes the property from your estate.
    • Retained life estate. Donate your home but retain the right to live in it for life. You may receive an immediate tax deduction while continuing to enjoy your property.
    • Charitable remainder trust (CRT). Place the property in a CRT, which sells it tax-free and provides income to you or loved ones for life or a term of years. The remainder will help the Alzheimer's Association fund vital and life-changing research, care and support in the future.
    • Charitable gift annuity (CGA) from real estate. Convert appreciated property, such as a home, farm, rental property or commercial building into a charitable deduction and a fixed, lifelong income stream.

Please note: It is important to discuss your gift intentions with a member of our planned giving team to understand the required steps and, if accepted, how we may handle and liquidate your gift.
